– ForwardDallas Public Meeting – Update

As many of you know, the City Planning Commission (CPC) held a public hearing on ForwardDallas on Monday, June 17, 2024.

The commissioners voted unanimously against multiplex housing as a Primary use in the Community Residential placetype and instead made it a Secondary use. Multiplexes are defined as multi-family residences with less than nine units.

The motion to drop multiplexes as a primary use also proposed introducing residential design standards into the development code and strengthening the Neighborhood Stabilization Overlay ordinance to address topics like height, roof design, garage placement, lot coverage, impervious surfaces, and setbacks.

As a reminder, the CPC will be holding the next briefing and public hearing on ForwardDallas on June 20th – both virtually and live at City Hall. ForwardDallas discussions will take place no earlier than 6:00pm.

Short Term Rental Update

After thorough consideration by the Zoning Ordinance Advisory Committee (ZOAC) members voted on October 4th to recommend the following amendments of the Dallas City Code to the City Plan Commission, regarding Short Term Rentals (STR):

1.) Create a Purpose Statement which would establish regulations to protect the health and safety of occupants of Short-Term Rental properties, protect the integrity of the districts in which Short-Term Rental properties operate, and preserve the neighborhood character of residential districts within the city, and minimize adverse impacts to the housing supply caused by the conversion of residential units to transient use.

2.) Amend Chapters 51 and 51A of the Dallas Development Code, adding a new definition to the Development Code that classifies Short-Term Rental as a Lodging Use, which would make it consistent with the Tax Code, and permit them only in zoning districts where commercial lodging uses are currently allowed.

The proposed amendments will now be placed on the City Planning Commission (CPC) docket for a public hearing. CPC will receive a briefing from city staff on Nov 17, followed by a public hearing allowing public input on Dec 8. In tandem, City staff is developing Code Regulations which would govern the operation of STRs, associated registration and fees, and STR platform accountability. Upon approval at CPC, these would go to City Council for a public hearing either in December or early next year.  The City Council makes the final decision on all Development Code amendments, which go into effect upon approval.

BLOCK PARTY – It’s Fall Y’all!

It’s less than 2 weeks to LGNA’s “It’s Fall Y’all” Block Party! This is a great chance to have some fun and meet your neighbors. This year’s event will be all about our furry neighbors.

WHEN: October 23, 2022 1pm to 5pm

WHERE: Concho between Monticello and Mercedes

WHO: All Yall! Grownups, kiddos and furry friends are welcome.

There’s no charge to attend, but donations are welcome to help defer the cost of the event. Any excess we raise above the cost of the event will be donated to the animal rescue groups. We will need a few volunteers to help with set up and some of the activities on the day of the event. If this is something you’re interested in, just hit reply and we’ll be in touch.

Enter your pet treats and human treats in the Bark Sale. We’ll vote by dropping tips in a jar for each participant. Whoever gets the most tips wins. Yep, there are prizes! All tips will be donated to the rescue groups at the event. Please let us know if you are planning to participate so we can save you a space at the table.
